What are the problems living next to a Horse Boarding Stable business?


We are planning to buy a home, it's is next to a horse boarding & stable business on the back side. What are the possible problems or issues that we could face due this business being there?

Smell is possible, but generally horses aren't as bad as cattle and, if it is a well run stable, the manure will never be allowed to accumulate.

I'd be more concerned about dust. Does the stable have an arena? Events like rodeo, dressage, roping, etc, can generate quite a bit.

The other dust aspect centers on vehicle traffic. Are the roads gravel and will you be annoyed by the dust traffic might generate?

On the plus side, equine sports are really cool. You might find an addicting and satisfying hobby in a convenient location peeking over your fence at you.

The smell, flies, and possible run if, in a heavy rain. I surely wouldn't do it.

Just like any other neighbour there are good ones and bad ones...in general there arn't any real problems....when the wind blows your way you may smell the farm smells and if you are very near,you may get some flies...The only concern I would have is wether or not they maintain the property...ask a neighbour if they have any problems with them.If you have kids,they will probably love it.For resale it should not matter either way unless the place is a dump.
