Which is more valuable- attached garages or extra living space in a home?

We want to convert our 2 car garage into a family room, but don't want to do it if it will decrease our home's value. We may add a detached 2 car garage if we can afford it.

more living space is nice but without a garage many buyers won't even look at your house. that and garage conversions never look right. everyone will always know that you used to have a garage there. if you want to increase the living space look into an addition. the return when you sell it will be much higher than the garage conversion.

If you have the money then I would do a detached garage, and convert the one thats on the house into a family room, everyone likes having a garage, but they like having more square footage. I would go ahead and convert it into the family room, and before you move or sell your house, build a detached garage

I would personally say an attached garage. It's convenient, especially when you have little kids, or for the elderly if you're thinking of re-selling eventually. But that is just my opinion.

Attached garage is the way to go! Watch a few of the shows on HGTV. Generally converted garage space always appears as that especially if you don't remove the driveway! It will detract from the look!

I would say a garage. You could add extra living space above the new garage like another room and bathroom or something so you could kill two birds with one stone. That owuld raise the value soooo mcuh.

An attached car garage is way more valuable then extra living space.

i like the idea of more space...we recently turned out one car garage into a master bedroom....walk in closet the whole nine yards!! i love it!
