What is the best investment for an old house? |
My wife and I have a house that is older and we don't have a tone of money. If you had only $1-2K for home improvements, where should that money be spend to get returns when we sell it? Sorry for 1-2k you will not be able to do much. Especially if you hire out work. If you are do it yourselfers I would say windows are most important. Hows the basement foundation? New windows save alot of money in long run. However if foundation is a mess so is house. Plumbing good? Electric up to code? Do not make mistake of spending alot of money on cosmetics(paint, cabinets. carpet) if structure, electric, plumbing is mess. It will cost a ton later and will lose money when it comes to sell! If thats all good remodeled Kitchen and baths have the highest return rate A fresh coat of neutral paint, inside and out, will help, especially if there are areas where paint is peeling or dirty. Hire someone to shampoo your carpets. If you have any problematic hardware, like a rusty bathroom faucet, it shouldn't cost too much to replace. You can also plant some inexpensive annual flowers to brighten your front and back yard. The most return on your dollar, of all possible improvements, is getting rid of any clutter you have. Most of the programs you see on selling homes to get the most for your money in return say either the Kitchen or one of your bathrooms or both. I hate to say but a thousand or two is not going to go too far. If you can squeeze a loan - what ever is spent on either of these two will be 100 % guaranteed in your return in selling. If you can just doctor up the insides, give walls a coat of fresh white paint, no clutter and simple furniture without too much expense ; I'd spend most of what you have on curb appeal and landscape the front of your house. Sometimes that helps more - Good Luck . well, it would depend on whether your house has curb side appeal or not. 2$ would go relatatively far if you added some landscaping to the property. Or, my friend suggested that we paint all of our ceilings "super white" he thinks that this is the fastest and least expensive way to create a clean and prominent look inside your home. Good luck. |
