How much lumber would I need to build a 12x12 room onto a mobile home?


I want to add rooms onto my mobile home and need to know how much it would cost to get started.

Without knowing your location and supplier you'll need permits perhaps, foundation, or slab, electricians, plumbers?, roofers, SOME knowledge and skill if this is a DIY? Etc.

I suggest you research locally, those costs for the basics,,,IE: slab, all the lumber, all the hardware, hours needed, etc.

To do a 12 x 12 on a house, I'd likely charge you anywhere from 10,000 to 20,000 depending on what you want. A mobile addition wouldn't be much different.

Since you aren't specific in your Q, I can hardly offer specifics as to cost.

jitterbugjim pretty much covered that one. he forgot insulation & poly for the outside walls. Your poly goes to the warm in winter side of the wall. If your here in Canada then it goes to the inside. down in the southern States then you would put towards the outside of the wall. There is also the option of 2x6 studs for the outside walls every 24" on center.

if a shed dormer roof,16 inches on center framing,you will need for the rough framing:

28-12'-2x8 for floor joists,box and rafters
10-12'-2x4 for bottom and double top plates
35-8'-2x4 studs
12-12'-2x6 ceiling joists
5 sheets 3/4 in. plywood for floor
9 sheets 3/8 plywood for walls
6 sheets 1/2 or 5/8 plywood for roof

then you need roof shingles,exterior siding,sheetrock,mud,tape,interior trim,electrical boxes,switches,outlets,fixtures,and any windows or doors you my want to put in.

also if using a cement footing or cinderblock foundation,you want to use pressure treated lumber for the plates.

i would also use pressured treated lumber for the carrying/support beam if just sitting on cement piers or blocks.this should be made from,at least,2x8 stock,three wide.good luck.theres alot more to it than may seem at first

I am a carpenter in MA and the going rate for renovations and new construction vary from $100.00 to $125.00 per square foot. 12' x 12' = 144 s.f. X $125.00 = $18,000.00 The contractor may add more because its a small addition. I would also get at least 3 estimates. If the lowest bidder is way low I would be leery.
